OPEN HOUSE CHECKLIST

What people don’t realize is that we spend more time preparing for an open house than we do actually sitting in the open house. The more prepared you are for your open house, the more likely you are to actually find and secure a sale. This checklist is very similar to the one our agents use every week to prepare for our open houses. The only difference is that we’ve taken out things like “Call the sellers to confirm” or “Make sure you keypad is charged.”

This form is very similar to the one used by our agents to prepare for our own open houses and to make the most of the open house.

It is through this form that we are able to be the most effective agents in the area for doing an open house. The goal of any open house is to find a buyer, so we do our best to get as many real buyers into the open house.

OPEN HOUSE GUEST REGISTRY

Here’s the trick with Open Houses… Most of the people who come through are a complete and total waste of your time. it’s true. You don’t know it, but most of them live in your neighborhood or they use Open Houses as their form of weekend entertainment.

You need a way to sift through the “Lookie Lou’s” and get to the real buyers. This guest registry is a great way to qualify the traffic through the open house. It also gives you reference information for “after open house follow up”..

This form is very similar to what we use to get names and numbers of open house visitors at our own open houses. The only difference between ours and this form is that we ask for some additional information to see if they might be interested in any of our other homes. (which isn’t an issue for you!)

We learned a long time ago that the sale rarely happens AT the open house, but instead days later when the potential buyer reviews the information on the home, and possibly sees the competition to know the value of this home.

By using our open house registry, we were able to increase our open house success rate by almost 3 times. But remember… you’ll have to call them, or there’s really no point in doing this.
