How to have a successful HHT (House Hunting Trip)

Ahhhh, the House Hunting Trip. How to pack weeks worth of home shopping into a few days. They can be somewhat stressful for the buyers and the Realtor.
Organization is the key. Also, having a good understanding of the process and how IRP works helps too.

1st– For the buyer who doesn’t have a home to sell first, you should make sure you have a mortgage pre-approval in place if you can, before the HHT. This will let you know what price range you can afford and what you can get for your money.
(If you are selling your home, we recommend you wait until it is Sold before you come out on your HHT. Brookfield Global Relocations is almost making this mandatory now we hear. You do lose a lot of bargaining power if your offer is “Subject to Sale” of your old home)

2nd– Try to get a good feel for the different areas that serve CFB Edmonton, and that you may be considering. North Edmonton, St Albert? Maybe Morinville, Bon Accord, Gibbons, or Fort Saskatchewan? They all have advantages. We will set you up for an email search so you will be emailed out listings that match your criteria.

3rd– When you arrive, please bring your mortgage pre-approval and any other applicable paperwork (i.e. your IRP Rep contact info…) that maybe required. Don’t forget your cheque book. A deposit will be required for your home purchase, plus you may want to sign-up for other schools etc… while you are here.

4th– Be prepared to look at homes for a few days, but if you see a home you really like don’t be hesitant to consider offering on it, if its the right house. You have to make a decision ideally within the first 2, or maximum 3 days. A home inspection must be booked (it is most advantageous if you can be there to see it for yourself), financing to be initiated, and a list of other details. You can also visit your new place of work, register the kids for school etc…

5th– Be confident that you will find a home that you can enjoy for years to come. We can work hard together to get you a home that works for you and your family.
